The periodic tenancy agreement means that the tenancy agreement will obligate both lessor and tenant for the period mentioned in agreement.

Tenant is obligated to pay the rent for whole period, which is mentioned in the agreement even if tenant leaves earlier or arrives later.

Periodic tenancy agreement also means that it is not possible to change the apartment in the middle of semester.
